Protection of the Landlords & Business owners on the sides of the Kerala Highways.
Protection of the Landlords and Business owners on the sides of the Kerala Higways. Now there is a lot of protests against the land acquisition for the road expansion projects. This is a very serious issue. It has to be tackled very carefully and in a humanitarian way.
Developing National highways are very important need of Kerala state's overall growth.
The people who are living or running shops are not very rich people. Consider them same like entrepreneurs. Most of their properties are their livelihood and only wealth. The prices fixed for the land –Ponnumvila is not reflecting the actual market value. Secondly most of the business running premises of the shop owners is rented one. The rent from this is the only earning for some of the landlords too. They will be in shear trouble of loosing their lively hood. The landlords cannot buy same worth of property with the Ponnumvila what they receive.
The following are the solution to get this done.
ACTION - A
1. Compile accurate data about the Landlords: It has to be about the area, market value, about building affected etc
2.Compile accurate data business owners: It has to be about the value of stock, type of business-service or products, number of permanent employees etc.
2. Compile accurate date about the partly affected building and business.
3. Fix the market price as the actual price of property/land.
4.Pay 50% to the people who are ready to move out from the area or repair the building and stay there to continue. The rest of the 50% money is to be paid in monthly installment for 10 years with interest.
ACTION- B
1.Aquire 5 to 15 acres of land with access from the same road within one kilometer.
The middle portion should be kept to build community/commercial centre. The other parts should be allotted to only people who lost their house, temple, mosque, library etc. The community centre is to be allotted only to people who lost building and shop building together. They have to make 2 storey or more building with shops on the ground floor and residence at the top using the 75% money. The rest of the 25% money is to be paid in monthly installment for 10 years with interest.
In addition to these effective measures to be taken by the government to reduce traffic in the high ways.
a.Do not allow 2 and 3 wheelers in highways.
b.Improve public transport system.
c.Build Parking areas in the sides of highways.
